For obtaining approvals the process begins by developing a preliminary design that meets the client’s requirements and is aligned with local building codes and zoning regulations. ​

Internal reviews are conducted to refine the design, ensuring it is feasible and compliant. After that, detailed architectural, structural, and engineering drawings, along with supporting documents like environmental impact assessments or fire safety plans, are prepared. These documents are then submitted to the relevant local authorities or regulatory bodies for preliminary feedback. Any comments or concerns raised by the authorities are addressed through design modifications. Once the revisions are made, the formal application, including all necessary forms, documents, and fees, is submitted. In some cases, public consultations or hearings may be required to ensure that the project aligns with community expectations or environmental standards. After incorporating feedback from the public or other stakeholders, the final design is submitted, and the required permits or approvals are obtained to proceed with construction.

For preparing the Bill of Quantities (BOQ), the process starts once the design is finalized. The design is broken down into various components, such as foundations, walls, electrical systems, and finishes. Quantities for each component are measured directly from the design drawings, using standard units of measurement. The quantities of materials (like concrete, steel, or bricks) and the labor required to complete each task are then calculated. A detailed BOQ is created, listing each item with a description, quantity, unit of measurement, and unit rate (cost per unit). This BOQ helps in estimating the total cost of the project, ensuring transparency and accuracy for budgeting and tendering. The BOQ is reviewed for accuracy, often validated with suppliers or contractors to ensure realistic pricing. Once complete, the BOQ is finalized and submitted, usually alongside the design documents, for client approval or tendering purposes. If any changes in the design or scope occur during the project, the BOQ is updated accordingly to reflect the revised quantities and costs.

As a General Contractor WINCON play a pivotal role in ensuring the successful completion of construction projects by overseeing every aspect, from planning to final delivery. Our responsibilities begin with creating a comprehensive project plan that outlines all phases of the work, including scheduling, resource allocation, and budgeting. This involves coordinating various subcontractors, such as those specializing in electrical, plumbing, carpentry, and HVAC, ensuring that these teams work together seamlessly to meet deadlines.

Managing costs is a major responsibility and that’s why we at WINCON work closely with our customers and sub-contractors to establish realistic budgets and continuously monitor expenses to ensure the project stays within financial limits. Part of this includes soliciting bids from subcontractors and suppliers and negotiating prices to strike a balance between cost and quality.

Risk management and compliance are critical duties for general contractors. Maintaining a safe worksite is a top priority for us. This involves ensuring compliance with safety rules, conducting regular inspections, and giving the required training. WINCON ensure that the project complies with all local, state, and federal regulations, including obtaining the appropriate permits and insurance coverage.

WINCON project team incorporates also a QC Manager. Over the course of the project, he will monitor the quality of work and materials by conducting inspections to ensure standards are met. If defects or issues arise, they are responsible for addressing and resolving them promptly to maintain the project's integrity and meet client expectations.

As General contractor WINCON acts as the primary point of contact between the client and the construction teams, making sure that all parties involved are informed. We also facilitate coordination among architects, engineers, subcontractors, and suppliers, ensuring that all parties are aligned and aware of their responsibilities.

Problem-solving is a constant requirement in construction projects, and as General Contractor WINCON is prepared to handle unforeseen challenges such as weather delays or material shortages. WINCON project team assess these issues and find solutions to keep the project moving forward, often troubleshooting technical problems as well.

By the project completion, we are responsible for delivering the finished work to the client. This involves conducting final inspections, ensuring that all items on the punch list are addressed, and providing any post-completion support, such as maintenance.
